What pressure is indicated on the pressure guage attached to the regulator? As a test, you can clamp the hose feeding the regulator and see if the system pressure will rise to 120 PSI and turn off the compressor. If system pressure rises to 120 PSI (it should happen pretty quick) then you will know that the leak is downstream of your clamp. If it still does not reach 120 PSI then you know the leak is somewhere between the compressor and the clamp.
